Venetian Isles is a deed-restricted waterfront neighborhood in northeast St. Petersburg, built on man-made islands with canal access to Tampa Bay. The community sits east of Shore Acres and north of Snell Isle, with Downtown St. Petersburg roughly five miles away. Most homes were designed around the water — seawalls, private docks, and outdoor living spaces oriented to the canals.

The neighborhood's origin story is unusual. Developer George R. Davis began acquiring submerged land rights here in 1958, and the dredge-and-fill project that followed was among the most expensive in St. Petersburg's history at the time. The first homes were completed in 1968, and the Venetian Isles Homeowners Association formed in 1970 to maintain the deed restrictions and architectural standards that still shape the community of roughly 530 homes today.

Buyers typically compare Venetian Isles with nearby Shore Acres and Snell Isle on water depth, bridge clearance, elevation, insurance costs, and renovation potential. Those variables change parcel by parcel — which is why a property-level review matters more here than in most neighborhoods. Water access is the reason most buyers look at Venetian Isles, and it's also where the details matter most. The community's canals connect to Tampa Bay, and many lots accommodate substantial vessels — but clearance and depth are address-specific. Some interior routes pass under fixed bridges that limit mast height, while perimeter and open-bay lots offer unobstructed access suited to sailboats and larger powerboats.

Before writing an offer, verify three things for the specific parcel: bridge clearance along the route to open water, canal depth at low tide, and the condition and permitting of the existing seawall, dock, and lift. Dock permits and seawall responsibility don't always transfer the way buyers assume, and insurance carriers will ask about all three.
