Yes. In 2026, a buyer I represented closed on SkyPoint Unit 1614 at 777 N Ashley Drive for $660,000 — $99,000 below the $759,000 list price — in 47 days from our first meeting to keys.
The short version
Thirteen tours. One offer. Nine days from contract to closing.
That's the arc of this transaction, and it's a useful counterpoint to two assumptions I hear from downtown Tampa condo buyers. The first is that list prices are firm. The second is that a buyer's agent mostly opens doors. Neither held up here.
This post walks through what happened at SkyPoint, why the numbers landed where they did, and what you can take from it if you're shopping the Channel District, Harbour Island, or the downtown core.
The property: SkyPoint Unit 1614
SkyPoint is the 32-story tower at 777 N Ashley Drive, across from Curtis Hixon Waterfront Park on the Tampa Riverwalk. Unit 1614 is a two-bedroom, two-bath residence with 1,221 square feet on the 16th floor.
The unit came to market at $799,000, was reduced to $759,000, and closed at $660,000. Monthly HOA dues run about $1,324, which matters — I'll come back to that.
What 13 tours actually did
My client toured 13 downtown condos before writing an offer. Twelve were rejected. From the outside, that looks like a slow start. It's the opposite.
Every tour was a data point. The list included units at SkyPoint, The Towers of Channelside, Grand Central at Kennedy, and The Place at Channelside. By the time we walked into 1614, my client knew exactly how it compared on layout, floor height, view, and condition against everything else at that price. That knowledge is what makes a buyer confident enough to hold a number in negotiation.
It also produced a clear picture of where SkyPoint units were actually trading, not where they were listed. One in-building comp from earlier in the year was a short sale that the MLS didn't flag as a special sale. Catching that kept us from anchoring to a distressed number and let us build the offer on clean comparables.
How the offer strategy worked
Three things shaped the offer:
- List-price history. The unit had already taken a $40,000 reduction. That signals a seller who is adjusting to the market, and it opens room for a second conversation about value.
- Carrying cost. At roughly $1,324 per month in HOA dues, the total monthly cost of ownership on this unit is meaningfully higher than a similar-priced single-family home in South Tampa. A buyer should price that in, and a seller's agent knows the buyer pool is doing the same math.
- In-building comps. With the short sale set aside, the remaining SkyPoint sales supported a number well under the reduced list price.
We went in with one offer, worked through counters and addenda, and reached agreement at $660,000. From first meeting to accepted offer took 38 days.
Contract to closing in 9 days
Once under contract, the job changes. On this file that meant:
- Escrow opened with the title company and deposit confirmed
- Condo association documents, seller disclosures, and brokerage disclosures reviewed and signed
- A general property inspection plus an additional specialized inspection, both scheduled, attended, and reviewed
- Inspection contingency negotiated and removed
- Final walkthrough, closing signing, and key delivery
Twenty-eight separate outcomes were completed in those nine days. None of them are glamorous. All of them are why the closing happened on time.
What this means for downtown Tampa condo buyers
List prices in high-rise buildings are a starting point. Towers have many similar units and a long, visible sales history. That transparency works in a prepared buyer's favor.
Tour more than you think you need to. The buyers who negotiate well are the ones who've seen enough to know what a fair number is without being told.
Underwrite the HOA. In buildings like SkyPoint, the dues are part of the price. Factor them into your offer, not just your budget.
Check the comps yourself, or hire someone who will. MLS fields aren't always accurate. A short sale coded as a standard sale can distort a valuation by tens of thousands of dollars.
